Information for Realtors
Perfection Pest Control is an associate member of the Northern Kentucky
Association of Realtors, Northern Kentucky Homebuilder.
Representing the seller
If you represent the Seller, here are some helpful questions and answers.
-
Why do we have to have termite inspections?
Because the buyer needs to be aware of any past or present wood destroying
insect problems in the property. The seller may or may not be aware of any
past or present wood destroying insect problems.
-
When should the inspection be done?
We recommend an inspection (initial inspection at listing is free) as soon
after listing as possible with no paperwork issued. This will tell you if
you have any problems and will give you time to deal with the problem before
a buyer comes into the picture. The inspection with written report needs to
be done within 30 days of closing. Problems can be addressed without a scramble
or delay of closing.
-
What if termites or other wood destroying insects are found?
If an infestation is discovered a graph with corrective treatment procedures will
be prepared along with the written proposal for treatment. If necessary we will
document with digital pictures.
-
What method of termite control do we recommend?
We currently recommend a relatively new product named Termidor as our product of
choice in chemical applications. This is the first product since Chlordane was
discontinued in 1988 to show long term 100% control of termites at all of The US
Department of Agriculture's test sites. In addition, its mode of action is unique.
Because it is a non-repellant, termites travel right through it and pass it along
to other members of the colony through contact. Within a much shorter period of time
than any baiting system, Termidor will eliminate the entire colony! In addition to
its effectiveness, Termidor is extremely safe to use. It binds well to the soil and
has no odor. Its active ingredient, Fipronil, is generally applied at a rate of 0.06%.
This is a lower concentration of Fipronil than is found in Frontline, a popular flea
product for pets.
-
What will it cost?
We know that as a seller of property your clients do not want to invest more than
necessary to eliminate the problem. Therefore, we at Perfection Pest Control try to
keep our prices as reasonable as possible while providing
"The Highest Degree of Skill".
-
When and how does treatment have to be paid for?
Service can be paid for either at the time of treatment or out of closing. We also
accept cash or check, and have financing options available.
Representing the buyer
If you represent the buyer, here are some helpful questions and answers.
-
Why Termite inspections?
Your client deserves a comprehensive termite and wood destroying insect inspection
report by a licensed inspector. Perfection inspectors have been providing inspections
to the tri state for over 24 years and have inspected over 10,000 homes and businesses.
-
What will the inspection report tell your client?
- If there is any visible evidence of termite or other wood destroying insect infestations in the structure at the time of the inspection.
- It will reveal if there is visible evidence of previous treatment for termites or other wood destroying insects.
- It will reveal if there is any visible evidence of previous termite or other wood destroying insect infestations.
- It will reveal any visible (current or previous) termite or other wood destroying insect damage to the structure.
-
If termites or other wood destroying insects are found?
If an infestation is discovered a graph with corrective treatment procedures will be
prepared along with the written estimate for treatment.
-
What are the different methods of termite control?
Chemical Treatment
We currently recommend a relatively new product named Termidor as our product of choice
in chemical applications. This is the first product since Chlordane was discontinued in
1988 to show long term 100% control of termites at all of The US Department of Agriculture's
test sites. In addition, its mode of action is unique. Because it is a non-repellant,
termites travel right through it and pass it along to other members of the colony through
contact. Within a much shorter period of time than any baiting system, Termidor will
eliminate the entire colony!
In addition to its effectiveness, Termidor is extremely safe to use. It binds well to the
soil and has no odor. Its active ingredient, Fipronil, is generally applied at a rate of
0.06%. This is a lower concentration of Fipronil than is found in Frontline, a popular flea
product for pets.
Baiting System
A number of companies use baiting systems. Unfortunately baiting systems take a long time
to work, if ever. The basis is that termites forage for their food (around the foundation of
your home) and will eventually "find" the bait station. The problem with the system is that it
may allow termites to continue working on damaging the property until the system starts to work
(if the termites find the stations and the company providing the service performs timely service).
The bait stations are nothing but wood with no particular attractive qualities. Think of bait
systems being installed at the sides of a doorway with a station on both sides. The termites go
between the stations and in the open doorway missing the opportunity to control the termites and
termites continue or begin to damage the property. Termidor, our liquid treatment slams the door
shut on the termites. Baiting Systems can be used for monitoring with some success.
-
What are other wood destroying insects?
- Carpenter Ants
- Powder Post Beetles
- Carpenter Bees
-
How long is the guarantee?
Initial treatment is normally guaranteed 1-5 years depending on the structure
and may be renewed annually at a pre-set cost. See the proposal and contract for
further information. Other WDI treatments are priced individually.
-
Will all these holes in the concrete weaken the house?
No. The holes need to be drilled to apply the termiticide. All holes drilled
are patched with cement.
-
What about damage?
There may be hidden termite damage in the property if there is a present or
previous termite infestation. We can only report on visible damage. You might
consider calling in a structural engineer to give you a structural report of any
visible damage reported.
-
Can you get rid of the termites?
Yes. With Termidor and your cooperation with maintaining conducive conditions,
we can eliminate termites from your property.
